01The Challenge
One of the primary design challenges for this private apartment development was generating sufficient parking space while still providing meaningful open areas for resident recreation and landscaping. With a compact site footprint and municipal requirements to meet, the design had to balance vehicle accommodation with the human experience—ensuring that the development didn’t feel overbuilt or congested. This tension between functionality and livability is a common challenge in medium-density residential environments, where space efficiency must work hand-in-hand with lifestyle appeal.
02The Solution
To resolve this, the development was structured around two thoughtfully arranged double-storey apartment blocks. Crucially, one of the blocks was elevated to include underslab parking, which allowed us to free up a significant portion of the northern side of the site for open space and soft landscaping. This strategic move enabled us to meet parking requirements discreetly and efficiently, preserving above-ground space for communal outdoor use. The freed-up area accommodates grassed zones, low-maintenance landscaping, and potential recreational amenities, enhancing both the value and usability of the development.

The final outcome is a well-balanced, modern apartment complex that successfully integrates practical infrastructure with resident well-being. The underslab parking solution eliminates visual clutter and maximizes usable land, creating an environment that feels open, breathable, and community-focused. Residents benefit from secure on-site parking and lush northern-facing outdoor areas ideal for relaxation, social gatherings, or children's play—transforming a logistical challenge into a lifestyle feature.
