The Challenge

Located on a busy intersection and a prominent corner stand, the site posed both logistical and design challenges. Traffic flow, pedestrian safety, and visibility were all critical factors. The primary challenge was to manage vehicular access and internal circulation without compromising the functionality, aesthetics, or safety of the development. Additionally, the design needed to buffer the residential units from the surrounding street noise, while maintaining a sense of privacy, identity, and architectural coherence on a high-exposure site.

The Solution

The solution was the development of two three-storey apartment blocks, designed with ground-level parking beneath the living units to elevate the residential experience above the street plane. The main access gate was strategically recessed into the site, allowing for a 4-car stacking system—ensuring smooth entry and exit without disrupting traffic on the adjacent roads. To improve connectivity and enhance spatial flow, the two blocks were linked by a skywalk on the upper level. This architectural feature not only simplifies circulation between buildings but also adds a dynamic, visual centerpiece to the development—bridging functionality with design.

The Result

The result is a striking and efficient urban residential development that confidently addresses the complexities of its corner location. The elevated residential floors provide privacy and noise separation, while the recessed entrance and stacked parking system ensure that access remains fluid—even at peak traffic hours. The skywalk acts as a unifying element, fostering a sense of community while enhancing movement between blocks. The ground-level parking allows the upper floors to enjoy uninterrupted views, improved airflow, and natural light, all while keeping the footprint compact and organized. In the end, the project successfully turns a challenging urban site into a well-functioning, contemporary living environment—balancing form, function, and flow with ease.
