The Challenge

The site, located within a prestigious golf estate in Kingswood, South Africa, came with a unique combination of constraints. As a corner stand, the property had prominent street exposure and close proximity to neighboring homes on two sides. In addition, strict estate architectural guidelines dictated form, materiality, and placement, requiring a design that aligned with both aesthetic regulations and practical privacy concerns. The primary challenge was to maximize natural light and openness while protecting the privacy of indoor and outdoor spaces—all within a tightly controlled design framework.

The Solution

To address these constraints, the design incorporated a triangulated layout strategy on the external walls, creating angled geometries that allowed us to orient windows toward the north, optimizing sunlight and views while avoiding direct sightlines into neighboring properties. This angular approach ensured that all key living areas—indoor and outdoor—were visually shielded from adjacent homes, offering privacy without the need for high walls or compromising openness. The triangular geometry also introduced unique architectural character, setting the home apart while still adhering to estate design codes.

The Result

The outcome is a serene, sun-filled home that feels both open and deeply private. Strategic window placement and the angled wall design create a sheltered, inward-focused layout that embraces natural light and garden views, while subtly deflecting attention away from neighboring dwellings. The indoor and outdoor living spaces flow seamlessly, offering the owners a quiet retreat in the heart of a vibrant estate—a home that celebrates both architectural ingenuity and lifestyle comfort.
